Case Study: Lido Beach Condo

In 2019, our buyers purchased a Lido Beach Gulf-front condo for $510,000. The building was built in 1968 and the interior had never been remodeled. We connected the buyers with vetted remodeling professionals, and they transformed the residence with a complete makeover which included replacing all windows, opening the kitchen, moving the electrical panel, expanding the master bath, reconfiguring the walk-in closets and covering the entire residence with new finishes. The cost was approximately $150,000.

In July 2022, the owners called us to sell their residence. After a comprehensive evaluation of the property and current market conditions, we determined that, with the proper staging, the condo could sell at the top of the value range, suggesting a list price of $1,500,000. Once staged with up-to-date furniture and accessories, the remodeled residence looked trés chic. The property went on the market at the suggested list price price, and sold in one day over asking price. If the residence had not been remodeled, the price range would have been $700,000 to $750,000.

The sellers’ $150,000 investment resulted in a sale price over $1,500,000 — a gain of $990,000 over the purchase price in 2019.
