When the owners of this 2006 Siesta Key beach estate called us for the opportunity to list their home, we did an initial market analysis that suggested a range of value from $4,375,000 to $5,250,000. The price took into account the appearance of the home which was somewhat dated.

After a comprehensive, in-person evaluation of the property, we determined that with the proper updates, the home could sell at a higher price — possibly $6,000,000. We provided the seller with a list of recommendations that included landscaping, repairs, painting inside and out, deep cleaning and staging. 


The seller followed all recommendations at a cost of approximately $125,000. When the work was complete, the updated home looked much better than anticipated. A final market analysis in its new condition suggested a list price of $6,500,000. The home went on the market at that price, and sold in 33 days for $6,275,000.

The seller’s $125,000 investment resulted in a sale price of $6,275,000 — a gain of $1,900,000 over the initially-suggested list price.
