Case Study: Gillespie Park

If you’re a fan of HGTV shows like “Love It or List It,” “Property Brothers” or “Fixer Upper,” you know how easy it is to fall in love with a beautifully staged home. Although skillful editing and a soothing soundtrack make it look DIY simple, in reality, it takes a lot of prep work to cultivate a picture-perfect, magazine-worthy look.

When the owner of an almost-new construction home asked us to list his property in Gillespie Park, we immediately loved the contemporary style with casual urban vibe. However, the sparsely-lived-in rooms lacked purpose and personality. We recommended a complete staging package to transform the space into one where buyers could envision its true potential and value.

The seller agreed to follow all of our recommendations. Since he lives out of state, our team coordinated and supervised the work done by cleaners, stagers, handyman and landscaper. When the day of photography arrived, the home was picture perfect. Upon seeing photos of the completed work, the seller said, “How many of your customers have decided not to sell once they see the work that you do so well?!”

The home was listed on a Friday afternoon. By Monday, our client had several offers and sold at full price.

Before & After

Staging always makes a difference on how prospective buyers are attracted to a home. We feel so strongly about the benefits of staging that we pay for the preliminary staging consultation.

Here are “Before & After” photos that show how we helped this seller’s home go from humdrum to va va voom.

Potential home buyers form their first impression of a home from its curb appeal.

We recommended and supervised a landscape refresh and exterior clean up to increase this urban contemporary home’s sales appeal.

Inside, our task was to capture the spaciousness of the living area and convey its casual urban vibe.

Every detail matters when you want to impress would-be buyers. We brought in distinctive contemporary furniture to add purpose and personality.

Every detail matters when you want to impress would-be buyers — be they online or in person.

Make it fresh and inviting. Live plants, wall accessories and plush desk chair transform this loft into an inspired work space.

The master bedroom is the second most important space in a home to buyers — and they are looking for a relaxing get-away from the cares of the world.

We placed a king-sized bed between the high windows to accentuate the spaciousness of the bedroom and entice the imagination into a night of luxurious sleep.

Buyers view bathrooms as personal and private spaces. Make sure to declutter and put away all personal items. Hide toiletries including make-up, perfume, toothpaste and toothbrushes.

Rolled up towels. A well-placed orchid. Squeaky clean from top to bottom.

Even the smallest spaces can have visual appeal. A cozy reading nook is the perfect way to convey the warm and fuzzies.

We created this happy place with a sumptuous green chair that you can truly sink into.

A fenced and gated back yard is a real plus in this downtown home.

We had the back yard cleaned, cleared of debris, trimmed, mulched and power washed. Patio futniture and a working firepit convey lively outdoor living.
