Before & After: Happy Place by the Sea

Sarasota Luxury Real Estate Staging Magic

How decluttering, deep cleaning, organizing, stagins and accessorizing lead to a quick sale.

Luxury Condo on Lido Key

Case Study: A Picture Perfect Transformation

When the owners of a beachfront condominium on Lido Beach asked us to list their property, we immediately loved the view and spacious floorplan. The space suited the sellers lifestyle, but a little staging magic was needed to attract the right buyer and the best price. We recommended a comprehensive decluttering, deep-cleaning and paint-refresh, along with a staging furniture package.

The sellers agreed to follow our recommendations. We consulted with the sellers on the selection of paint color, light fixtures and carpet. In addition, our team coordinated and supervised the work done by vetted cleaners, painters, handyman and stager. When the day of photography arrived, the residence had been transformed into a picture-perfect happy place by the sea.

The condo was listed on a Monday afternoon. By Wednesday, it sold at the highest price for a second-floor unit in the building.

Before & After

It has been proven that staging a home before it hits the market can increase the selling value and help it sell more quickly. When buyers walk into a house, they want it to feel homey. Staging creates that. Here are “Before & After” photos that show how our team creates magazine-worthy photography to attract the most qualified buyers.

High stools in the middle of the balcony are perfect for sunset and cocktails, but become visual barriers to the Gulf-front view. Tuck the chairs under the hightop and, voila, an easy fix to reveal this condo’s main attraction.

Comfy brown recliners in the middle of the great room block the connection to the beach. By swapping the overstuffed chairs for updated furniture and replacing the black entertainment center with a light teal console, the great room becomes a welcoming space.

To some sellers, staging may feel over the top. However, you are selling a product, and your home is that product. Make it look amazing with good lighting and appealing staging props like serving trays, open books and greenery. Minor touches with major impact.

Buyers are looking for bedroom that offers a relaxing get-away from the cares of the world. While some love bold colors, not everyone wants a dramatic hue. Neutralizing the wall colors and accessorizing with current trends transformed this well-loved space into a coastal haven.

Bathrooms are personal and private. Put away personal items and clear the countertops. Neutral paint, updated knobs, fresh flowers and a plush grooming stool take this bathroom from eclectic to eye-catching without a total remodel required.

Packed with potential, but also with bulky furniture, it was time to simplify the guest bedroom. By replacing the bulky furniture with soft lines and fabrics, the guest room becomes a luxury suite.

This room’s artwork is too personal. And the exercise equipment poses the question, “Is this an office or an exercise room?” A thorough declutter and simple furnishings give buyers a clean slate to see themselves working in the space.

Creating Luxury Real Estate Vignettes

Homes that are staged well stand out. The right amount of decluttering, organizing, cleaning and accessorizing can actually increase the value of luxury real estate. According to the National Association of Realtors, About 80% of buyer’s agents say staging helps their clients better visualize living in a home. A third say it can even increase the home’s value between 1% and 10% when compared to similar homes that aren’t staged. Even better, 80% of agents said home staging made it easier for buyers to visualize the property as their future home. The real estate market is very competitive and staging can give and edge toward a lucrative sale.
