Only a few minutes from downtown and Sarasota Memorial Hospital, Harbor Acres has long attracted business leaders, physicians, executives and families who want a waterfront lifestyle without living on a barrier island. Its streets contain an unusually broad range of Sarasota architecture, from original midcentury ranch homes to contemporary estates.
Today, Harbor Acres is widely regarded as one of Sarasota’s premier residential neighborhoods. Its standing is based not only on home values, but on attributes that cannot easily be replicated: large lots, deep-water access, mature landscaping, limited through traffic and an established location in the heart of Sarasota.

Where Is Harbor Acres?
Harbor Acres is a mainland neighborhood located west of South Orange Avenue and immediately south of Hudson Bayou. Sarasota Bay forms its western edge, while the Southside Village area is just to the east.
The location places residents near many of Sarasota’s most important destinations:

The History of Harbor Acres
Although the land surrounding Harbor Acres is connected to Sarasota’s earliest settlement history, the neighborhood as it is known today took shape after World War II. Before development, much of the shoreline consisted of low-lying coastal land and shallow water. Dredging, filling and seawall construction created the protected basin, canals and two distinctive residential peninsulas that now define the neighborhood.
The first Harbor Acres lots were offered for sale in 1951. Contemporary accounts describe 171 original lots, ranging from approximately one-third of an acre to as much as an acre. More than half had direct waterfront frontage. Initial prices reportedly began at approximately $2,500 for interior lots and exceeded $10,000 for the most desirable waterfront homesites.
Those figures were substantial for Sarasota in the early 1950s. Buyers were not simply purchasing a suburban homesite. They were buying into a newly engineered waterfront community with seawalls, navigable water and close proximity to the growing city.
Early Harbor Acres homes reflected the architecture and lifestyle of postwar Florida. Many were single-story masonry residences with terrazzo floors, broad rooflines, screened lanais and rooms arranged around the pool or waterfront.
As Sarasota grew, the land became increasingly valuable. Some original homes have been restored or substantially renovated, while others have been replaced by larger residences designed to take advantage of wider water views, higher ceilings and contemporary indoor-outdoor living.
Approximately 166 to 171 residential properties make up the neighborhood, depending on how boundary and parcel consolidations are counted.
Harbor Acres Then and Now
The Main Streets of Harbor Acres
Harbor Acres is small enough to feel cohesive, but its streets offer distinctly different settings. A home’s position within the neighborhood can significantly influence its water access, view, lot configuration and value.
Harbor Drive
Harbor Drive forms the neighborhood’s northern waterfront loop. It follows the north peninsula extending into Sarasota Bay. Waterfront properties may overlook the open bay, the protected harbor basin or one of the canals,. Interior lots do not have water frontage, but they still offer the advantages of Harbor Acres’ exceptional central location.
Bayfront parcels tend to provide the broadest views, while basin and canal properties can offer more sheltered dockage. Two homes on the same street can have very different views, sunlight, water depth and boating characteristics.
Hillview Drive
Hillview Drive runs along the southern peninsula of Harbor Acres and includes some of the neighborhood’s largest and most valuable bayfront estates.
Several Hillview Drive properties have exceptionally wide frontage and panoramic views across Sarasota Bay. In July 2026, a Hillview Drive estate with approximately 171 feet of bay frontage sold for $17 million, one of Sarasota County’s most significant residential sales of the year.
Flower Drive
Flower Drive runs along the east end of the neighborhood and connects Hillview Drive with Harbor Drive.
Only three homes on Flower Drive have waterfront. The rest do not command the same premiums as direct bayfront estates, but they benefit from the same Harbor Acres location, larger-than-typical homesites and quiet residential environment. The street contains a mixture of original residences, renovated homes and newer construction.
For buyers who value the neighborhood and location more than private dockage, Flower Drive can provide an entry point into Harbor Acres.
Waterfront Living in Harbor Acres
Harbor Acres is especially desirable among boaters because many waterfront properties have private docks and access to Sarasota Bay without the bridge restrictions found in some canal communities.
Waterfront conditions are not identical throughout the neighborhood. Important considerations include:
- Canal or basin depth
- Width of the waterway
- Dock configuration
- Boat-lift capacity
- Seawall age and condition
- Turning room for larger vessels
- Exposure to waves and weather
- Distance from the open bay
- Lot elevation and current flood-zone designation
A bayfront property may provide a commanding view, while a more protected basin location may appeal to an owner who prioritizes calmer dockage. Neither is universally better. The right setting depends on the buyer’s vessel and preferred view.
