An analysis of Sarasota’s luxury real estate market through September 2026, presented by the Laughlin Tanner Group of Premier Sotheby’s International Realty.

Sarasota’s luxury real estate market is showing renewed strength in 2026. Closed sales are increasing, available inventory is declining, and activity at the highest price points has accelerated considerably.

The third quarter brought particularly strong results in Sarasota County’s luxury residential market, including a notable increase in transactions above $5 million and $10 million.

Yet the broader story is more nuanced. Buyers remain attentive to pricing, property condition and long-term value. While demand has strengthened, success continues to depend on understanding the characteristics of individual properties and the markets in which they compete.

For Sarasota luxury homebuyers and sellers, 2026 is becoming a market of renewed opportunity, supported by stronger sales activity but guided by greater selectivity.

Sarasota Luxury Market Snapshot

Sarasota’s Luxury Market Gains Momentum

According to the REALTOR® Association of Sarasota and Manatee’s third-quarter 2026 report, Sarasota County recorded increasing sales activity and higher median prices across both single-family homes and condominiums.

The strongest results were concentrated at the upper end of the market.

During July through September 2026:

  • Nine Sarasota County single-family homes sold for $10 million or more, compared with one during the same quarter in 2025.
  • Eleven single-family homes sold between $5 million and $10 million, compared with four a year earlier.
  • Ten condominium and townhome properties sold for $10 million or more, compared with none in the third quarter of 2025.
  • Another 15 condominiums and townhomes sold between $5 million and $10 million, compared with one during the same period last year.

These results demonstrate renewed transaction activity among Sarasota’s highest-priced properties. They also help explain the substantial increases in average sale prices, which can be influenced by a relatively small number of exceptionally high-value transactions.

The results should not be interpreted as uniform appreciation across all luxury properties. Rather, they demonstrate that qualified buyers are actively purchasing distinctive residences at significant price points.

Inventory Declines as Buyers Return

The third quarter also brought a meaningful reduction in available housing inventory.

  • Sarasota County’s single-family inventory declined 16.2% from a year earlier, ending September with 2,629 active listings and 3.7 months of supply.
  • Condominium and townhome inventory declined 12%, with 1,601 active properties and 4.9 months of supply.
  • Closed single-family transactions increased 3% year-over-year, while condominium and townhome sales rose 26.8%.

For luxury sellers, reduced competition can be encouraging. However, these countywide figures encompass all price points. Conditions within Sarasota’s $2 million, $3 million and $5 million-plus markets can differ considerably.

In our experience, buyers are evaluating their options carefully, particularly when comparing properties that require substantial renovations with newer residences offering contemporary design and updated infrastructure.

Accurate pricing and the quality of property presentation remain important factors in attracting serious interest.

Sarasota’s Luxury Market Strategies

Sarasota is not one uniform luxury real estate market. Waterfront estates, downtown condominiums, established West of Trail neighborhoods and private country properties appeal to different buyers, each with distinct considerations affecting value.

Waterfront Homes: Location and Property Attributes Matter

On Longboat Key, Siesta Key, Bird Key and Sarasota’s bayfront neighborhoods, waterfront access continues to be a defining characteristic.

Buyers evaluate more than views and square footage. Boating access, water depth, dock facilities, elevation, construction quality, property condition and insurance considerations can influence both desirability and price.

Two waterfront homes with similar asking prices may offer very different ownership experiences. Understanding those differences determine market value.

Downtown Sarasota: Luxury Condominium Buyers Have Choices

Downtown Sarasota continues to evolve, with established luxury buildings and newer residential offerings attracting buyers seeking proximity to the city’s cultural attractions, restaurants, waterfront and amenities. Developments including The Ritz-Carlton Residences Sarasota, The DeMarcay and other residences around the downtown bayfront present distinct combinations of architecture, services, amenities and ownership considerations.

The third quarter’s substantial increase in high-value condominium transactions demonstrates the depth of activity at the upper end of this market.

Buyers are also examining association financials, maintenance costs, reserve requirements and building condition as part of their purchasing decisions.

For sellers, understanding how a residence compares with both existing buildings and newer offerings is central to effective pricing and positioning.

West of Trail: Established Neighborhoods Retain Their Appeal

Cherokee Park, Harbor Acres, Oyster Bay, McClellan Park and other West of Trail neighborhoods offer a different expression of Sarasota luxury living. Established streetscapes, mature landscaping, architectural character and proximity to downtown continue to distinguish these residential areas. New construction and extensively renovated residences often compete alongside older properties on substantial homesites.

For buyers, the decision frequently involves weighing location and land value against the cost and complexity of updating an existing residence.

For sellers, recent neighborhood transactions and the condition of competing properties provide a more reliable pricing foundation than broader countywide averages.

East Sarasota: Country Estates and Acreage

Interest in acreage and country living introduces considerations beyond Sarasota’s traditional coastal luxury market.

The Estates at TerraNova, a private, gated community set within approximately 3,000 acres along the Myakka River, offers 5- to 20-acre homesites and the freedom to create custom residences shaped by individual lifestyles and interests.

Country estate properties require specialized consideration of acreage, permitted uses, construction, privacy and the natural landscape. Their market value cannot be assessed using the same criteria applied to conventional residential neighborhoods.

What the Third Quarter Means for Luxury Home Sellers

The improvement in sales activity is encouraging, but it does not eliminate the need for disciplined pricing. Across Sarasota County, sellers of single-family homes received a median 94.4% of their original asking prices during the third quarter, compared with 91.9% one year earlier. The median time to contract also improved, declining from 68 days to 52 days.

These countywide figures suggest improving conditions for sellers, although individual luxury properties may experience substantially different marketing periods and negotiation outcomes.

At the upper end of the market, we believe three considerations deserve particular attention: pricing based on current comparable sales, presenting the property at its best, and reaching an audience whose interests align with its distinctive attributes.

A property’s value is determined not only by its physical characteristics, but also by how it compares with the alternatives available to today’s buyers.

What the Market Means for Luxury Homebuyers

For buyers, Sarasota continues to offer a broad range of ownership opportunities, from downtown penthouses and Gulf-front condominiums to boating properties, established residential neighborhoods and expansive country estates.

The reduction in inventory means there may be fewer comparable choices than a year ago. However, that does not mean every luxury property is experiencing competitive bidding or limited negotiating flexibility.

Buyers benefit from evaluating the individual property’s history, condition, asking price, competitive position and long-term suitability. A well-informed purchase considers both the lifestyle a property offers today and its value within Sarasota’s evolving residential market.

Looking Ahead: The Remainder of 2026

As Sarasota approaches its traditionally active winter season, the third-quarter results provide an encouraging foundation.

Transaction activity at the highest price points has demonstrated that substantial capital is being committed to Sarasota residential real estate. At the same time, housing supply has contracted and buyers are reaching decisions more quickly than they were a year ago.

We will be watching whether those trends continue into the fourth quarter, particularly within Sarasota’s luxury waterfront, downtown condominium and established residential markets.

One factor remains consistent: broad market statistics provide context, but individual properties and neighborhoods tell the more meaningful story.
